"Capella Managing Partner Neil Francois said his firm first became interested in the McKalla site almost four years ago when the company was approached to develop an adjacent 3-acre parcel of land. Capella announced plans last week for its North Gateway Plaza to have a 22-story multifamily high-rise and 11-story office building, both of which include seven floors of parking.
Francois said Capella met with city officials, including former City Manager Marc Ott, numerous times and that the city had planned on released a request for proposals for McKalla last year. He also said the city told them the land was valued at $29.5 million, although other reports indicate the site is valued closer to $8 million."

Apparently there were bonds issued to help fund remediation and/or water dept activity on the site which may be the reason we are seeing the $29m number.

It's definitely part of it, but it's also how local RBNY's team is. There's a bunch of guys that grew up watching the squad, dreaming of playing in a big rivalry game, getting to live that dream. So they give everything they have and then some. Everyone on every team gears up big time for a rivalry match, but the local guy who grew up watching is going to gear up way more than normal.Not sure what Vieira is thinking running the same strategy out there over and over. I hope they don't do this shit again in the Bronx.

I kinda disagree with Warshaw that the press would be easier to implement. You need specific types of players at a specific fitness level to pull it off and the pressing schemes can get pretty complicated and require everyone to buy in and be totally insync to pull off, if even one guy is a step late it all falls apart. Most of the guys coming up right now could pull it off, I think we mostly have the right kinds of players right now, but that's only best 11. Pretty much everyone in the front four needs to be able to play make and score, so I'm not sure if the depth is there to do it.

Leslie Pool, a city council member in Austin, Texas, whose district includes the city-owned site eyed by Crew SC operator Precourt Sports Ventures as a possible stadium location, on Thursday detailed her concerns with the group's 189-page stadium proposal as well as its general approach to a potential move from Columbus.
After a detailed review with her staff, she said, the plan "doesn't pencil out."
"It looks like a massive giveaway," Pool said. "Precourt Sports Ventures, they don't want to pay property taxes but they want the city to cover most of the cost for them without any revenue to pay for it, which we could get from the property taxes."
Pool as said multiple times throughout PSV's seven-month pursuit of a stadium solution in Austin that she does not want to be rushed into a deal. She said she has heard similar concerns from her constituents.
"They've pointed to boondoggles, that you're being hoodwinked when people create a false sense of urgency, that you have to do it now because if you don't do it now then this deal is going to go away," Pool said. "That's a time-honored approach for a used-car salesman. 'This car isn't going to be here at this price tomorrow.' I'm constitutionally reluctant to be pushed like that. That's not fair and it's not a public process in my mind.
"That's not how a governmental entity should be making policy or decisions for the taxpayers."
Pool argued that PSV, based on its proposal, is attempting to privatize public land.
"They want all the benefit from it — the gate fees, the merchandise, concessions, advertising, you name it — and they don't want to pay property taxes and (want to) keep all the revenue," she said. "They want to privatize this public land and then require the city of Austin taxpayers to shoulder that tax burden and pay for those benefits for them. They haven't given me any reason except that it's soccer, which I don't think really rises to the (acceptable) level. That's a concern."
