There was stuff in the code for multiple tiaras so maybe
that dress is likely place holder, aerith dress is different from the tgs trailer
None of this stuff seems super spoilery, but it's always interesting how demos aren't fully scrubbed from this material before they're released, seeing as this...always happens. If the demo was released next week and nobody played it early, we'd be having this exact situation next week and not now.

You don't encounter Seph until well after you leave Midgar, the game is still building him up to be a terrifying presence by showing his handiwork both when he kills everyone on the top few floors of shinra HQ and he outright skewers a midgar zolom on a tree (a monster at that point can easily wipe your party) which makes you go learn the chocobo riding mechanics to avoid the battle and go straight into the cave and you don' t have a Jenovah battle until you sneak on board the boat at the Junon dock.

No. But we know that the remake was originally developed bu them, and eventually Square Enix took over and moved production in-house, and presumably scrapped all previous work. There's dates listed on some of these leaked images, 2013 and 2015 to be specific. So I'm just making educated guesswork here.
