First of all, where is Nook getting this money to loan you?
There's no need to question where the money comes from, the only thing that matters is that Mr. Nook is giving you this incredible deal on an interest free, pay-when-able basis. WHAT A DEAL!

As a banker, this raccoon is basically my patron saint.

He's got a good scheme going here.

Give away island/home for free, but slap on a huge fee to be paid back whenever.
The residents proceed to strip the island of all its natural resources,, fish out the rivers and oceans, catch all the rarest island bugs and dig up fossils - all to be sold back to Nook (what he does with all these fish I can assume is no good) so you can pay off the debt.
He then adds more debt, to you have to continue to overfish the rivers etc.

He's a genius.

If he were truly a philanthropist, he would pay his workers the value that they create and give them agency over what to do with the money they have end.

Send Tom Nook to the guillotine.

You think he accumulated a net worth of over 68,000,000,000 Bells with just two workers!

Nook inc. is one of the largest exploiters of child labor in the world. He outsourced the majority of his company's labor to parts of the animal kingdom where he doesn't have to pay taxes, livable wages, and the workers aren't offered much in the way of legislative protection.

I think they should make nook a washed up has been next game... a failed businessman
and part of the game is getting him back on his feet and helping him make investments wisely to reclaim his once financial glory from the new dude who waltzed in and took his place
And he turns to you as the new guy in town for help

He stays on your couch​
he's lost everything and you help him do remedial chores to earn bells and get his own house
you give HIM a loan
and he pays YOU back
